Demand outpaces supply in the city centre
Office demand in Warsaw reached 175.3 thousand square metres in the third quarter of 2026, according to Cushman & Wakefield (W centrum Warszawy dramatycznie brakuje biur. Takiej sytuacji nie było od 2008 roku – Bankier.pl). In the city centre, slightly less than 5 percent of office space remained available to rent, the firm said, the smallest availability since 2008 (Raport: dostępność biur w centrum Warszawy najmniejsza od 2008 r. – portalsamorzadowy.pl).
Vacancy and new supply
Newmark Polska's report points to a similar picture. Tenants leased close to 592,000 square metres of offices from January to September, more than 20 percent above the same period a year earlier, while the vacancy rate fell to 7.9 percent (Biura w Warszawie 2026: pustostany spadły do 7,9 proc. – managerplus.pl). Total stock of modern office space stood at just over 6.23 million square metres at the end of September, 0.2 percent lower than a year earlier.
Developers delivered only 45,200 square metres of new office space in the first nine months of the year, roughly 50 percent less than in the same period of 2025. Almost 95 percent of that supply came in the first quarter, and no new office building was completed in the third quarter.
Outlook
Most of the office space currently under construction is expected to reach the market only in 2028. Until then, tenants looking for large units in central locations are likely to face limited choice, and their decisions will increasingly depend on whether available buildings match their location and standard requirements.
